A few days after getting the offer signed the seller contacted me & informed me that she just found out the courts don't recognize her as the executor because there wasn't anything in writing from her parents like a will stating her as the executor.

If a buyer says anything the agent has a duty to inform the seller, if the seller says something the agent has no duty to inform the buyer.

But it sounds like the lenders that have been soliciting you are people you don't know, so I would tread very carefully and not give out any personal information until you know who you're dealing with.
