If you need to drill out the locks to enter you have that right as long as you provide the tenants with a key - which is not ideal when they are in the process of being evicted.

There are a lot of PMs - and landlords too, for that matter - that will gladly trade 25 bucks in rent for a stable tenant, even if it is not an ideal tenant.

Ideally you'll still find a Realtor who can give you accurate comps for the area, but if you can't, go with your nearest guess based on current listings on the market and "Zestimates" etc.

The paperwork, lol, that's a functionary item and so not worth of needing some "guru", it's paperwork, I have done deals on a napkin before, literally, not ideal but hey it got the job done.
