Our contract actually states this, so no surprises to our clients.

My biggest concern though with the Townhomes was about if they have challenges with renting out or if comps are done for similar br/ba/sqft or if the actual townhome “neighborhood” has more weight than it may for SFH when doing analysis.

There have been a few interested tenants, a couple of which I actually approved but then they ghosted me.Now I'm starting to wonder if it's just seasonal or if there's something wrong with my property.

It could have actually the guest’s hair that fell while they were looking.

If you are not going to refinance, I guess you could leave this spot blank to see what your actual COC-ROI would be.  

In some cases it does, but in many - forcing a 3rd bedroom is actually too much.

Did not include any actual execution with furniture, paint, various other finishes.  

Tenant did not do anything to help mitigate mold growth, actually ran a humidifier.

Kind of amusing to hear normal rentals referred to as long-term rentals, but I guess that's a sign of the times.
