Insurance has been crazy in Tampa and im curious to know if anyone that does buy and holds has any good insurance companies they can recommend that aren't charging outrageous rates.

That tells you what % of the ARV does the project cost.  75% is eh, less than 75% decent.  70% good. 

I have looked at tax auctions where there is a tax assessor number, so you think good conveyable lot.  

The good ones will carefully document all the damage and then get the insurance company to pay for everything damaged. 

However, I've also seen feedback that eXp is best for seasoned agents (which I am not), and new agents may not get the support they need, unless they have a good sponsor.Any feedback or insights on selecting a brokerage from part-time agents would be extremely appreciated.

They lend up to 75% LTV for rentals, which is also very good.
