Whether it is domestic (originally formed in that State) or Foreign (registered in N state and then registered to do business in Y state as a foreign entity governed under the laws of N state) OR you can form an entity in N state and another in Y state where your property is located in and have the entity in N state own and be listed as the member or/and manager of the entity filed in Y state that holds the property.

I went the S-Corp and LLC route, but being unable to acquire the portfolio I intended, I found that the NV setup and CA Foreign Filing just added to my efforts and cost, as I held only one property.Another note:  I attempted to setup a Property Mgmt company out of state  and Calif only to discover that the DRE usually requires a BROKER as an executive, and the kicker is - - "trusted agent to hold deposits". 

I am frequently asked if I have a tax accountant to assist foreign investors in filing all of the proper tax returns including Federal, Ohio and local municipalities (Cleveland area). 

Do you know if I need to create two LLC's for each state or would it be better to look at a foreign LLC registration?

I can't help but think that price appreciation is likely to occur on those properties due to the  unique setting and basic laws of supply and demand.Why foreign investors are dumping money into homes into places like Vancouver, and London over Maui just astounds me.... 

I'm certainly going to talk to realtors when I get up there, but I'm talking about starting a new passion and driving force in an area that's really foreign to me.
