In my experience, the only time you are going to be successful negotiating with a lien holder is when the property is under water and the lien holder needs to take a haircut for the property to transfer.

Now, a lot of notes provide for the note holder to be entitled to rents should the note be in default.... fortunately, I've never had that as an issue.I just don't like to get complicated and for only a few (6?)

If the fee was going to cover some hard/actual costs, like for a meeting room you needed or food for a group meeting or to bring in an expert/paid speaker that you all wanted to hear from, then I wouldn't have a problem with that.
