First thing I look for is the BIG ticket items.How are the windows, roof furnace/AC siding, any signs of water damage if there is a basement is it wet does it have bowed walls, what is the general condition of the electrical system.

If I consider the less than ideal location for maximising rents, might not be appropriate for a first time buy :)What numbers can never tell me is the appropriateness of the building age and if that was an issue; as investors how much weight do you give to the building age assuming big ticket items are ok?

Might be a little more worth it If you purchased a large package deal or somewhat where the roi is justifiable.If you are really considering that area then definitely take a flight and drive around Macon and look closely at those areas where you have properties in mind before you purchase, get property management etc.

I always look at those places and then remember how much the plane tickets are and how long it takes to get to them, buying one even at a low price might not be worth messing with if I cant enjoy it.
