I personally feel there are opportunities for more “deals” but they are fewer and further in between.I invest in Keller to be exact, because of their great school district.

I also feel like it draws dangerous attention to our home since the agent boasts about how much it sold for and it being the most $/sq in the neighborhoods history.

Many people do not realize that the road we travel have dips, bumps and some dangerous pot holes, but we navigate through, around, and bounce over them to our destination. 

Just something to mull before you set out to get your question answered.I'd prefer fewer more profitable, more interesting, and better learning opportunities to more JUST volume, ANY day!!!

Having a substantial amount of money in the bank is dangerous, because you will tend to render a bad deal into a good one by throwing money at it to make the numbers work.

I would hire process servers to serve notices, as these tenants sound unstable and possibly dangerous  If the pregnant GF is not on the lease, she is an unauthorized tenant and needs to leave. 

There are fewer buyers though for them, so might be worth talking to bankers about lending on them. 

That is dangerous from a financial perspective.What are you basing the purchase price on?  

Just seems to be common sense that potentially fewer buyers will not be good for the overall housing market long-term. 

A home inspector will not call a old plumbing system dangerous but will point out leaks and other components that are not properly functioning.
