Pay to vacate may put a bad taste in your mouth but it’s faster and less costly than going to court with the eviction process.  

Will definitely look into HELOC restrictions more and consider other forms of gaining capital to expand at a faster reasonable rate

@Todd Powell That’s unfortunate but this is partly what the cash flow is for, one income stream comes up missing, the others carry the weight!

We just want to use leverage effectively and not look back and know we could of scaled faster or used our money smarter if we would of used another strategy.

He said in situations like that they would not only have to expand their search ring, but also give more weight to the rental income as a means of determining value.

I wouldn't worry about having a team until you're spending 20+ hours of your own time per week doing low value tasks that can be outsourced to someone else who does is far faster and cheaper than you can. 

@Brandon Shepherd , I would have your realtor/lender propose that in exchange for seller credits, that the loan can close faster.

Where I am, houses are selling faster than they were last year at this time now that thing are slowly opening up.

No faster way to lose a very beneficial relationship than to betray a person's trust in you.
