If smoking is not permitted and does occur in the Unit or Property, Tenant will be in default and: (1) Landlord may exercise Landlord’s remedies under Paragraph 27; and (2) Landlord may deduct from the security deposit damages to the Unit or Property caused by smoking, including, but not limited to stains, burns, odors, and removal of debris.

Tenants respond to this because it is a business communication and it shows you know how to exercise your rights as a landlord to expect timely payments.

What surprised me is that we moved some furniture around and this was covered up in another room I don't usually go in......the exercise equipment is in there LOL. 

Very much appreciated and helpful.We have an excellent contractor and plan to do some things on our own as well.Considering exterior enhancements; gravel, paint, fencing, driveway, etc - if the process proves lengthy, are these things we could try to begin on our own and get reimbursed for once the city gets around to approving them? 

@Stephen Brown ,Typically, the PSA will spell out the most critical dates and then it is up to you to put them on your calendar or use an internal tracking system.Typically Timeline from my experience:Signed PSA = Open EscrowInitial Deposit = Due within 3-5 Business Days after Escrow Opens (subject to negotiation)Seller to delivery DD Items = Due within 5 Business Days after Escrow OpensPreliminary Title Report = Due within 5 Business Days after Escrow Opens and then you can negotiate how many days you have to object to any findings.Due Diligence = Due within 30 Days; Can be negotiable2nd Deposit Due = Upon removing DD ContingencyAppraisal = 45 Days after Escrow opensLoan = 60 Days after Escrow OpensClose Escrow = 60 DaysExtensions = To be exercised 15-30 days in advance of initial closing date (to be negotiated)I recommend you create a calendar, or use Folio as a Gmail add-in to keep track of your timelines.The main issue is that each deal has it's own timeline and you must be flexible in negotiations.

You could test a water based clear coat on a section to see how it looks, that could even out and enhance it longer than Murphy’s.
