I think the risk of you having a prohibited transaction (extension of credit and not using a nonrecourse loan) is the real issue and not necessarily UBIT.  

If there are no structural issues and you are looking for a full gut estimate, it can run you 100-150/sqftI GC'd a full gut rehab on a triplex that cost me about 90/sqft.

If they have been good tenants and reasonable, you shouldn't run into an issue.

If there were payment issues with the original subs, this becomes even trickier and could result in clouded title with mechanics liens.

The only issue is that you will have to turn it into a rental/investment property before you can turn it back into your residence.

Two separate issues: 1) getting tenant to pay whats owed and 2) switiching the bills.1) court and collection followed by eviction process starting.
