My idea on using the HELOC instead of a home equity loan or something else is I could get into the better deals and essentially be paying cash (as far as the seller is concerned).

The tenant moved out at the end of June and the previous owner owe me $2274.There is not written agreement between me and the previous owner and it is one of the lessons I learned from this issue.My attorney told that his work fee on this case will cost me much or less the same amount that the previous owner owe me.Is there anything else I can do to get my money back?

As soon as you bring someone else in (bank, HML, etc) it gets more complicated as you need to answer to them, pay them interest, and likely provide lots of documentation.

Killeen has seen a LOT of growth, and the newer housing and neighborhoods are just fine, in my opinion.Combine that with the fact that the rental market is strong and you can still actually cash flow unlike just about anywhere else in the Texas Triangle, and it's definitely worthy of your consideration in my opinion.
