Each listing shows information like address, property titling, but also the original loan paperwork, so I'm able to see the original loan amount.

look the address up at the tax office and on a few sites to get a feel of an estimate.

I figure I could do an excel worksheet but thought maybe a software program would be more efficient. 

I currently live in a condo and one of the association rules is that you can't register a business to your address so that would rule out the LLC at least until I move out in a couple of years.

Then you only have to do the design once and can efficiently pump out copies of it for future flips.

*shrug*This probably is pretty accurate, but when I hear that some category of potential customer is not following through it probably means I am not addressing their needs.  

I call my city (small town, all city-managed utilities) before closing to get the average monthly electric, water, sewer and garbage bills on specific addresses   I just tell them I am interested in purchasing and need to check the average.
