Many of them won't communicate well, maintain the property, be a good neighbor, etc.It's a valid option, but go into it with eyes wide open.

If I was going to replace with a high efficiency system in the next several years, I definitely would not line the chimneys as they could be vented side wall and not even need a chimney.

If this ONE party doesn't perform, then the other party is not held to the contract.Now, this doesn't mean that a seller won't allow it (either an EMD from a different entity, a late deposit, etc), but they wouldn't be obligated to allow it under the contract.Like most things good open communication usually takes care of this.

Assuming the Wholesaler reaches out to a Transactional Lender (www.Wholesalers************************), the lender will then communicate directly with the closing attorney or title company depending on which state the property is in.

He was very efficient, took no BS from the tenant and got it done quickly.
