It's probably worth your while to e-mail them some current pics of the damage as they will likely be surprised it's not in perfect shape, especially if they've relied on tenants to keep the place up and don't use a PM.

@Jd Martin  most states an agent has to perculate under a broker for 2 years some 3... then they can take the brokers exam and be free agents.the trick is finding a fee based broker that simply charges a flat fee per transaction.. like out here its as low at 199.00 per deal... they put you under their E and O no extra cost.

I found in about 120 seconds: a date mismatch (document signed on different date from notary), missing legal description, failure to meet sections 47G-2(b)(3), 47G-2(b)(5), 47G-2(b)(6), 47G-2(b)(8), 47G-2(b)(9), 47G-2(c) all, 47G-2(d) record within 5 days, 47G-2(e) all.

@Adam Christopher  I have heard of that company in Denver.. but discount brokerages started years ago with Help u Sell franchises... this one in Denver.. not sure how they can stay afloat charging that little there simply is not enough transactions to make the kind of money you need to pay over head and E and O insurance and the associated risks.But maybe Tesla is on to something.. they sell cars in show rooms no salesmen hounding you order on line..

Yes, you can simply rent it out to either long term tenants or even do a STR (Short Term Rental) via Airbnb or any of those platforms.
