I can tell you Bigger Pockets is the biggest SEO draw out there I have seen.

Have had to wait quite a few times on last draw. 

Bulk processing of owner draws, etc.

Once your criteria are prioritized; you can draw a line through the list of where your current price gets you.

Everyone I talk to is nervous, but no one is willing to draw the line in the sand.  

Each site is regional; the sites that you see with the public portals (Realtor.com, Zillow, Trulia, etc) all get populated by drawing data from the regional mls.

Shoot for a higher monthly net, everyone is right that wont go very far when taking into consideration vacancy and repairs.   

There are certain markets where the overnight rental market is strong enough that an appraiser MAY consider income as a consideration in value, but that would also depend on the loan the buyer is obtaining.  

Aside from these considerations, would managing a vacation rental from 120 miles down the road be exceedingly difficult?

You should be able to find a title company that will draw up the paperwork; if not, real estate attorneys are everywhere.Hope this helps!
