TWO  it will get read  who would not read a letter form a Law firmin this scenario were you have commercial type property you don't need the I buy houses fake out letter .. to the point business like shows your serious and capable.I had a 40 acre tract in Oregon that I had just logged.. and I got a letter like this from what turned out to be someone who wanted to go through the very rigorous land use process to get a building permit for one home and the offer was substantial and no BS.. that stuck with me all these years and I have used it many times when buying investment grade deals.

They are nice people after all.However, my wife was stuck in the HA waiting room one day and overheard a conversation between two sisters (one was there to support the other one) ; "you don't need to tell them how much you earn - none of their damn business to know your business - tell your boss that you need to put a lower amount on the income proof form".As a landlord, I have no problems helping someone through the S8 program, but I do have a big problem when our tax money is given to someone who doesn't need it - and our house is used for that scam.

I have looked at some turnkey houses for sale over the past couple of years, but I've never bought one.One piece of advice: question everything that's on the "pro forma" sheet - the thing that says "it will rent for $X a month, mortgage will be $Y, taxes are $Z, so your cash flow is $A".
