They have your property at 70% of cost and if you fail to make payments, they get the property at a discount, all the more gain for them.I am ok using hard money for short term flips.

Read it closely- I had one guy state the rents and lease end dates on our triplex wrong- he had given a discount for paying in advance to one of the tenants (that was nice- less money needed at closing due to the proration of rents) and two of the three leases were ending MONTHS prior to what he stated.

Also, depending on where you are try to find either slabs that are higher end that are discounted if you can find enough of it.

Actually, buying the note is an option, but the lender will come out better in a short sale on their books better than selling the note at a discount.

M wholesale fee is built into the calculation of ARV x investor discount (70%, 75% depends on market your in) less repairs less wholesale fee.  

Renting it out posses the following issues:i) rent will not cover the mortgageii) showing will be an issue with renters residing hereiii) tenant presence may deteriorate the condition of the propertyThe purchased property came at a 40% discount and needs updating.  

If you know the right people (our realtor gets a discount) they only cost about $400-$500 a year and will come out and fix any appliance for about $75-$100 fee but will not replace them. we have used them once just because it was cheaper than paying a contractor to do it when our air handler went out.
