I'd say exterior landscaping, kitchen, bathroom, windows, doors/garage doors, etc.

I've only ever used for bathroom walls/floors before tiling or creating an outdoor bbq before faux bricking, etc.

We updated the bathroom, painted throughout, updated the lighting, and then furnished the unit.  

My closing costs ended up being about $7,500 and this was with shopping around and getting some good discounts with Alliance Title in Boise.  

There is much more that goes into an appraisal than just bedroom count, bathroom count, and square footage. 

I am leaning toward giving the tenants 2 options for lease renewal.Option 1: Rent gets raised $80/mo and landscaping is still fully the tenants' responsibility (potential to incur additional fines)Option 2: Rent gets raised $55/mo ($25/mo discount), but PM will arrange for landscaping to be taken care of for me, at an additional $100/mo for the tenants (comes out to total rent increase of $155/mo)Has anyone had any good or bad experiences with similar situations? 

The house was in move-in ready shape, but some updates were needed such as bathroom remodels and window repairs made.

When a tenant moves the average cost to paint, install carpets, repair or replace a faucet, toilet, broken kitchen or bathroom sink, etc. is never less than $2500.

Seems like a no brainer to buy a condo at a discount but I am worried about using it for a long term rental because the HOA’s eat away at the cash flow.

Kitchen will likely be $15k, if all new is needed, roof if often $6k plus, HVAC another $6k, and add some bathrooms, paint, lighting, etc and you have likely blown through the equity upside in rehab costs.
