I have a tenant with first, last and security deposit on hand and is willing to get her mother to sign a notarized statement that she provides for her daughter and helps with her bills that is the good news the bad news is her income is low as compared to the rent, basically her income is about the same as the rent.

Good news, we put everything on hold for 3 months paid a credit repair place that was A+ on BBB and took care of some small debts.  

The good news.... if you do exactly that, you can fire your PM and stop paying their fee because you’re doing it yourself and you’re better at it. 

So, more good news right?

You are lucky to get in the double digits anymore and that's usually in the really rough areas that are more management intensive.
