I know HUD houses are sold through daily auction, so I assume listing agent can not affect HUD's decision on whether to accept an offer or which one to accept.

I hold that very TIPS fund, that plus metals funds (PSLV, CEF: they hold actual metals, stay away from GLD,SLV), Plus DBA (global food shortage play), plus REMX (rare earth play) are the make ups of a very defensive, diversified portfolio that holds some risk but IMHO less than equity funds which we've all witnessed in the past 2yrs.

I remember J Scott was going to help you with it some.Certain parts of Cobb county are good and others are bad.When the condition of a property can change daily depending on where it is located it is hard for an REO broker to tell you exactly what is happening with it.

yeah, the piping is galvanized, but i do plumbing myself and would cost me $200-300 to change it over. 3 hrs and it's done. so no big deal.agree on the roof idea. will keep it as is and replace it when i notice degradation. will patch up the gutters and fix them up when the roof is replaced. i like to make it nice and not get calls for things that are not working right. but you guys have given me food for thought. keep the money until it needs to be spend. then spend it.
