Now I have to credit $50,000 of that "Z-equity" (new term I just made up) to @Russell Brazil for negotiating $50,000 off the asking price in a seller's market, but since I use mint.com to calculate my networth and mint.com uses Zestimates I am very happy with Zillow right now and given all that-- I think Zestimates are very accurate and I hope everyone else considers them as accurate as I do now!

Since this is all owner finance, it likely won't affect my DTI, credit score, or ability to pursue buy and hold as I've planned all along.We haven't discussed the price they are looking to get, but I don't think they honestly know. 

Generally a realtor should do a background check and credit check.   

My dilemma is I had two groups send in applications at the same time, pass background & credit check but one group is significantly better candidates. 

The applicant pays the fee for the credit check and background check, you also don’t see any of the sensitive information.

When you dealing with really motivated sellers, you don't play your cards right and they can lose everything.

Has anyone done a line of credit on a commercial multifamily 5 plex?

If you had 20k in your pocket and credit over 700, where would you put that money?
