To offer my own opinion, I'm set on saying a house hack it too risky and leaves you living in a lower quality home compared to the size of your loan.

All items are to be addressed prior to closing with follow up city inspection.The property needs about $60k in repairs or replacements of items such as driveway, windows, heating units, side walk etc based on inspections and estimates.

It's sort of forestalling my goals as i read and listen to everything i can on here in a day it all comes back to that one question as a beginner "getting the money to start" which I'm sure 80% of people can agree is the problem.To start REI, without knowing anyone rich or any prior experience that will grant me a HML and sometimes even a PML, what are some of your ideal thoughts?

In a hot market, this wouldn't work probably but I'm in a rural market small town.Also once it goes on the MLS, you can then view the property just like any other MLS listing prior to buying.I second what @Braden Smith says... 

There are good properties out here, but you really have to hunt for a deal and turnkey usually doesn't work too well out here, which is why you don't see a lot of turnkey companies out here compared to other regions.
