But if anything does come up that I do need the hard money lender I hope we can open the lines of communications to get into contact in the future!

Do it during the week, so with 24 hours' notice if he's working he has less time to hide things.If the tenant was communicating with you, I'd suggest partial payments and a payment plan, but as they aren't willing to work with you, you are better off with a new tenant.

If you find a property that works for you, your agent needs to be communicating with the listing agent to find out the sellers needs. 

They spun up the bank account, deposited the funds and communicated directly with both closing tables and wired funds both ways.   

Also, the owner is foreign with broken English and difficult to communicate with and thinks i'm going to run his tenants / friends off.

I currently have a tenant that moved in last Feb and from the beginning decided that they weren't going to pay rent and has avoided communicating with us.
