I did the online video option. it splits the difference between your price points, but it fit what I needed schedule wise.

The calculator can measure an investment for you, but it’s up to you to interpret those measurements to see if they fit your investing strategy.

Also, look at your "rules of thumb" and see how you can make those fit.

I would recommend interviewing real estate companies to determine if they are the bext fit for you.

I just wanted to throw this out there for those of you thinking about if a SOLO401K might be a good fit for you AND you already have lots of funds in a 401K where you are leaving a job or a non self directed IRA. 

Those SFH fit Brrrr vs pure cash flow better anyway.  

You are not obligated to screen in any particular order and the reality is that you, as a responsible landlord, choose the most qualified and the best fit for your needs.

@Eric BarnettI am in the same boat, ready to buy, just need to find the right place that fits my criteria and that's within budget.

I thought there would be a section in the Marketplace on Biggerpockets to throw out to all the landlords on this site, but it doesn't seem like this fits anywhere here. 

That specifically sounds like it fits the sub development I'm working on right now.
