Initially Zack said nothing about refinance the 1st mortgage, only talked about 95% or even 100% LTV, seems a good fit for me.

Because of the location, this is permissible per county regulations, even though the residential neighbors are having a tough time with it.So, we have to move and convert our home into a STR (we cannot sell the property because it is 2 homes and an elderly family member lives in the other home and cannot move).

What I could follow was that if the property is worth $850K and I owe $381k on the mortgage, and my cash flow is -$1773, then even when using his equity formula, I have about a -.00375 return on my investment. 

If this is market rate for a similar property as yours at this location, then Section 8 is under no requirement to pay more, even if their website shows a higher potential maximum rent.

I personally have yet to dive into this strategy but know a few folks who prefer this as a more passive way of investing in real estate.I would also agree with those suggesting a HYSA to park a small amount of cash but even more worthwhile is infinite banking.

Many OOS investors set themselves up for failure because they don't invest the time to ACTUALLY understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.Class A is relatively easy to manage, can even be DIY remote managed from another state.

I would even start marketing the MTR a month or 2 before you have to move that way when you move maybe youll have a MTR tenant coming in.
