A property that looks old and dated will be vacant far more then a nicer one that has been updated with new countertops, nice ceiling fans (not the cheap 4 blade white ones), new vanities, nicer faucets, exterior neutral paint colors, ceramic tile in kitchen and baths.

Always start from the innermost part (in-between walls) of the house going outside (except roof), meaning landscape then fence, that sort of thing, and when doing interiors, always go from top-down, so fix ceiling first then walls/paint, then flooring; technically this will cut your costs.

The rental was a HUD foreclosure, and for all the work I wound up doing to it (completely re-wired and re-plumbed, full tear-off roof, all new windows and doors, new siding, new deck, every ceiling, wall and floor replaced.

Walls and ceiling are white.Same question for the bathroom - shower tiling is going to be beige/brown and vanity counter/cabinet will be walnut.
