my theory is they are overpricing because they realize eventually people will catch on and the gravy train will be over.

You can shift some of that responsibility to your cleaning team but keep in mind, if they do not have any maintenance training; they may not be able to catch everything during their cleaning.

A nice coat of paint would go a long ways towards fixing that.The photo looks like the roof has been picked up and set offside.

From what you're saying I think a possible option would be to pay to catch them up and get them out of forclosure, maybe sub-2 the deal and take over payments, re lease it back to them.
