While you want to have a good relationship with your tenants, they are under a legally binding contract and you shouldn't have to pay them just for them to follow it.

Grant, I'm in the same exact boat as you and started following this thread hoping it will blow up! 

They do follow very strict guidelines.

At that point she did not have the money to follow through with the eviction, and here we are now about 14 months behind on mortgage payments, the bank foreclosing, and tenants still in the property!

Now days, if you're looking in the 300k range, unless you're a disabled Vet, that freakin crushing 3+ points in VA Funding Fee for a "multi - user" borrower, which gets stacked/ financed on top of the loan, that you also pay interest on too, is not always the best way to go.I just started following the Military Investors on BP as prior I haven't ventured out of the Florida Real Estate Q&A forum on BP.
