Hey Brian -First, a lot of my ideas around bonuses and penalties comes from my wife, who ran internal marketing for one of the big-name technology companies for a long time; a large part of her organization's job was doing employee motivation and retention stuff, which is pretty tough job in that industry.

Payroll,taxes,benefits,and paying salary during slow periods is all wasted resources.I definitely agree with this sentiment, but keep in mind that if you're looking to hire a project manager / right-hand-man type person, it's unlikely the IRS would allow you to pay him like a contractor, as he would almost certainly be treated as an employee.But, as John and Rob said, employees are something you should hire only when necessary and not without serious consideration -- lots of overhead, management effort and costs are involved.As an example, I used to manage a 150 person organization for a Fortune 50 company, and the time and overhead spent on management wasn't that much more than what I spend now on a single employee in a small, family-owned business.

Here's the problem with that strategy if he's submitting "a ton of offers": Every short sale I've offered on, the bank has required a copy of the Articles of Organization and Operating Agreement during the negotiation process, so to do this correctly, he'd need to be setting up "a ton of" LLCs, which can get expensive very, very fast.And if he's offering on every property in the name of one LLC, he runs the risk of the bank not allowing him to change purchaser information, in which case he could end up with lots of properties all in the same LLC, which would make it impossible to sell individual properties to different buyers by selling the entity.Is he setting up different LLCs for each property?
