The bottom line is the lease had been terminated, security deposit fully refunded; transactions were done. 

If you have the job lined up already and pays a lot more, then makes sense.

I'm assuming that I should use the time between ratification (fingers crossed) and settlement to line up contractors (have 1 that walked the property with me, but would like to get a couple more). 

The bigger ones, are basically not answering their phones, or tell you they will call you back, but they have a big back log, and someone will get back in a week or so.So I have a huge tree branch sitting on half of my roof, with leaves and smaller branches so thick I can't even find the branch that poked through the roof, and the other side of the branch was sitting on an overhead high voltage power line, strained to the max. 

Perhaps a written submission to underwriting explaining that the driveway is on the property line, as is the neighbors, so they touch, that doesn't mean they are shared.

We have a pretty large lot, .71 acre and are thinking about building a tiny/small house on the back side of our lot and renting our current house(3 bed 2 bath) either through airbnb or traditional tenants.

It is a 3 bed, 2.5 bath with an ARV of roughly 175k, however, he owes 138k on it.
