My plan was to rehab small cosmetic fixes then refinance in about a year because I will be living in it, the bank is saying I should qualify for a loan that basically pays for the whole down payment, anyways I was listening to a recent podcast on BRRR and they said it’s usually with a personal line of credit, so is it possible to BRRR with first time home buyers program?

Me and my wife are moving to Greensboro, NC for 12-24 months since i have got a job there in engineering.Honestly i agree that this is a bit weird to ask about this here, but i have listened to sooo many BP episodes that I have gotten the feeling that everyone is friendly and helpful here in the forums :)From basic googling we have found apartmentlist.com and other sites pretty soon directing us to apartment complexes for rent.

So basically, repossess the unit and forfeit this month's and last month's rent, or wait for him to turn up with the hope that maybe I'll be able to recover the rent.I'm definitely leaning toward the former - but what are your thoughts?

Basically, you are not using your money and leverage to your full potential thus raising your opportunity costs of not acquiring more properties. 2 properties cashing flowing at 250 a month each is better than 1 cash flowing at 300 a month.
