I don't know if there is anything CA specific but my leases have in them that unless otherwise noted in writing that the lease automatically continues M2M unless written communication including text is documented.

A thought on your sewer, you may want to see if you can put in an automatic termination clause. i.e. if they ever have to dig it up and replace it then the easement terminates and they'll have to relocate the line.

Most tenants leave within 2-3 years and then I can deal with a larger increase.If the market is stagnant or a tenant is considering leaving, I can always excuse the automatic increase and entice them to stay, but that's a pretty rare event.
