Winning Bid at auction $100k.  1st lien owed $150k (not in foreclosure yet)My question: Does any winning bid over the 2nd lien credit bid automatically apply/pay toward the 1st lien creditor?  

I don't know if there is anything CA specific but my leases have in them that unless otherwise noted in writing that the lease automatically continues M2M unless written communication including text is documented. 

I use a note servicing company and I make it VERY EASY for my payors.Their account is automatically deducted for the PITI + service fee on the 3rd of every month.

@Daniel Botvynko - no you will not automatically be turned down, but you need to go in with eyes wide open on all the different possibilities and needed capital to get the project to the finish line. 

My lease automatically converts to a month-to-month tenancy after the one year period, that can be terminated by either party with 30 days notice.

A thought on your sewer, you may want to see if you can put in an automatic termination clause. i.e. if they ever have to dig it up and replace it then the easement terminates and they'll have to relocate the line.

Most tenants leave within 2-3 years and then I can deal with a larger increase.If the market is stagnant or a tenant is considering leaving, I can always excuse the automatic increase and entice them to stay, but that's a pretty rare event.
