I'm sure you could find someone for the decor locally by finding a staging company and asking if anyone wants to design a house for you.

It's really designed more for buyers with loans, and sellers getting a very accurate net sheet - but with a few work arounds it can be helpful with understanding those closing costs.

The formerly lazy downtown is getting a huge influx of development, from cooler restaurants to higher end apartments and condos abd a few big attractions.

My recommendation is buy a midrange washer and dryer and have them professionally installed, this will make the house more attractive to prospective tenants (most renters aren't brining their washer and dryer around with them) and you will ensure that it is safely connected as some are natural gas and washers require water.

Wholesaling seems attractive because it offers a lot of flexibility.

What attracted me to this property was the prospect of it being relatively turnkey, but upon discovering that the foundation was a problem, I just rolled up my sleeves and reevaluated my numbers.

The low down (10%) is certainly one aspect that's attractive.
