Now I see people accept the $1000 and turn around and "rent the garage" for $200 per month or "rent the appliances" which is legal so long as the garage are appliances are not included amenities on the HAP contract. 

I would love to receive advice from people about what to look for and not when crunching the numbers on a potential property.

I, and likely most people on here, would recommend finding a mentor in your area that has sor hands on experience with REI or property management.

There are great people here which could guide me in the right direction and I appreciate any advice.

If you need to know how to find them, one recommendation is locate people who have bought properties for cash in that area, then cold call them to see if they're looking for more.

Some people just don't care about back yard fences and there are places where most people have wide open back yards without any fence. 

Whether it says Passive LP, creative financing, fix and flipping, notes, Short Term Rentals, seller financing  etc - I am at the bottom - I can scream no but I far too often hear stories of people quitting their job to pursue real estate and then end up very unsuccessful.
