Hi BP Family, I wanted to try a DM campaign in my local market but before I invest any money or time into this avenue I wanted to get the forum's opinion about the pros / cons of approaching my market (Houston), like this and a strategy of what to include in the copy, because I have no clue. 

Ask yourself this: how many people who brought in LA 15 years ago didn’t make significant $$$ via appreciation?

How would you approach the situation as an interested buyer?  

I have a different approach to investing as I kicked off my career in high-stakes litigation, suing insurance companies in New York for not covering claims that were filed by their clients.

I definitely agree with @Sean Lasher on finding census data when you are looking to take a more quantitative approach.

As you have read on other posts PM's do not make a lot on each property and to make money it takes volumes of properties, so of course the investors that give them the most properties will get the most service and the little guy goes to the back of the line. as far as the ROI, they were not guessing that, their number was based on what they have in front of them and handled, not with the numbers of what you pay, on their books you made the 10+%, it's up to you to figure it with what you paid which brought you to the 7+%. i just think overall it may have not been a good fit between you and the PM company and agree that it was time to part ways, i did it with the PM co. that bought out my 1st one because i did not like them and what they were doing, it was time for me to move on.

The area this home was in is in a neighborhood that our last purchase occurred so our familiarity brought comfort to the rental aspect.

Any suggestions on how to approach/find brokers and identify a great property?

So, lending to a partner with a mortgage secured by the storage property, or having the IRA own the property and lease it to a storage business would likely be better approaches in an IRA.

Prior to moving forward I wanted to leverage this community and gather any suggestions, feedback, or ideas on potential different passive income approaches with the land that we own.
