As you have read on other posts PM's do not make a lot on each property and to make money it takes volumes of properties, so of course the investors that give them the most properties will get the most service and the little guy goes to the back of the line. as far as the ROI, they were not guessing that, their number was based on what they have in front of them and handled, not with the numbers of what you pay, on their books you made the 10+%, it's up to you to figure it with what you paid which brought you to the 7+%. i just think overall it may have not been a good fit between you and the PM company and agree that it was time to part ways, i did it with the PM co. that bought out my 1st one because i did not like them and what they were doing, it was time for me to move on.
