I did factor in the 20% down payment when we decided on the 20 year loan so i feel like my numbers are a pretty close estimate but i did not factor in the vacancy cost.

Do I need to pay someone to go there and assess the property, ( perhaps a rehab construction co ), If I go myself I still wouldn't know how to price it out, or should I just come up with a figure based on similar houses on redfin, etc. and just estimate about 40K in rehab cost.
