I found that book to be so resourceful and helpful, I went ahead and purchased the more in-depth book, "How to Invest in Real Estate - The Ultimate Guide to Getting Started," by Joshua Dorkin and Brandon Turner.

He said I could go ahead with serving papers and beginning the process, but if the tenant signs the covid hardship paperwork for NYS I may still need to wait until the covid situation/rent moratorium is over before a judge would allow the tenant to be removed.
