After working for a hard money lender for 12.5 years, I decided to get directly involved in real estate.I bought 5 4-plexes in Las Vegas (because they would net out to meet my financial needs after quitting).

But there is denying there are many on the internet selling cheapo on line course of regurgitated stuff that is one just goes to other sources one does not need to pay for that kind of info.I went to one in Vegas it was a wholesaler from Ohio.. the guy was SO BAD  but he is popular..

Point being- there are many many many folks who leave and go to Vegas, Arizona, Portland, Seattle etc.

We are in Las Vegas, and it is amazing how people will take a 3% cap in CA when there are 8-15% caps in NV, AZ and FL. 

Nearly 20 acres right on busy highway just outside (1 mile) major metro area with military base, casino, shopping and large manufacturers.

@Ethan Vegas what do you think of NE LA that's one of my areas Particularly Lincoln Heights or Atwater.  

Overall, the realtor.com ranking Stockton #4, and Las Vegas #1, are correct, from sales and growth appreciation for 2018.
