YUP  121 should be everyone's first and foremost move.. nothing is better ( caveat you live in an area where primary housing actually goes up in value significantly)   buying a house for 250k and selling it 10 years later for  299k is not that great of benefit .. but when your in a high priced market that doubles in value then that's a true Yahtzee

Of course start with letters and payment demands but then move it to the courts, get the judgement and do what you can on the collections front.As others have said PM should be leading the way on this  Unfortunately I believe the opposite is true.
