In general what qualities care you looking for and what skills are expected ?

Example Quad propertyHere is a current 7 unit rental for sale at $630,000 with a neighboring unit renting for $900 a month with 2 bed 1.5 baths, so that may be the prevailing rate there. 7 unit condos for saleI am not interested in these properties in particular, but just want to provide them as examples if anyone wants to take a look and compare them to the other apartments in the area.I suppose that at the right price you can make a case for any purchase, but the competition for tenants (with perhaps a need to be more flexible on tenant quality) and the need to keep rent rates stagnant or lower them to ensure high occupancy seem like troubling considerations.  

If so, what are the ramificationsb)How to deal with tenants who has low credit score (but all other qualities look good)

I could have all the bills sent to me and log into the bank account remotely, but I cannot really check on the quality of any work that is being done.

Point out to the appraiser items that are new or of especially good quality, as well as unique features that might improve it's value.

I would also need to find an agent to work with, so if anyone has any recommendations for quality agents that they would recommend that would be very helpful. 

Definitely visit and meet the provider in person to check out the quality, operation, and people.

If you really are planning a small community, I would first try to determine if there is an outside lender or lenders who might make the loans to your buyers, or if your customer credit quality is too low, look at a couple of legal joint venture relationships you might explore.
