Trying to dip my toe into the real estate waters before buying a rental property.

The crusher run gravel is a mix of powder and gravel and compacts well when you drive over it to help keep water out.

The hoa that surrounds this has boat docks and water front properties.

In my area refuse and sewer are the most common, but I have seen water and electric provided by the government as well.

Using all fha mortgages means you aren't putting hardly any money into the deal and with prices rising you could be under water in the future. 

Somethings in the water there these days isn't there !!! 

@Bob Lett lake/water front ideally and close to some sort of attractions. 3br 2ba or something with value add play.I started researching municipalities but that task got a bit daunting.

These days nearly every home sells, even if they're ugly and need work.I'd be temped to just do the basics....make sure yard is immaculate, even if you have to take over the care...mow every week, use weed killer and water. 

I realize there are city and zoning regulations, permits, converting the hvac systems/water meters/electrical panels, etc.
