I’m building something that will handle that plus physical mail out of the box because the rest of the options out there leave a lot to be desired.For that kind of customized system you should hire someone to build out a custom Podio system for now (that’s what I’m using in the meantime as well)

Just send them a letter that you are not happy with the condition, they are in violation of the lease and damaging the rental by smoking inside, and you want them gone so you can renovate the unit.

I kept dragging my feet for about a week.Putting my offer in a week earlier doesn't meant that it would have gotten accepted but it means it would definitely have had a better chance.I'm hoping i can get the help of experienced folk on here to maybe show me what numbers seem off and what i could do better next time.P.S i am looking at another property at the moment and as soon as i physically see it with my contractor i will do a deal analysis asap.Also, just to add, i am looking to house hack with a 203k FHA loan and the purchase cost and rehab will be bundled into 1 whole deal.Thanks!

Maybe there's no independent policy that solely covers lost rent, for it is bundled in a Landlord Insurance - I just learned about this - that also covers property damage, flood, liability, etc.

2. main bathroom: the toilet wasn't flushing and will most likely need to be replaced. the tiles on the floor and along the wall were also showing signs of coming off and will need to be replaced. 3. flat roofing material has aged and will most likely need to be replaced soon. 4. water heater is working but has met its life expectancy; will need to be replaced soon.5. water supply piping has started rusting in certain areas and will soon need to be replaced6. radiator in the main bathroom on 2nd floor not functioning7. oil/water boiler has met life expectancy and will need to be replaced soon8. chimney shows major deterioration/damage from exterior and needs further inspection9. wood framing in the rear of basement shows evidence of rot. the kitchen is directly above this area of the basement. extent of damage could not be determined due to insulations and will need further inspection10. pavement in the back of the property have cracks that are leading rain water towards the house. we were hoping to renovate this so that the water is diverted away from the house.
