I am currently looking at a property 1 in an area I'm sort of familiar with. property is  going for 130K 4bed/2baths and surrounding property are valued at around 100-222k it is off a mainstreet thats 5 mins away from the highway and shopping stores.

It will take time to learn your craft-> learn your market -> establish credibility within that market-> build a client list -> close deals.

I would use the listing photos and set up an add to find tenants.

Make sure the listing has an Instagrammable space with a unique hashtag incorporated in it so the social media posts increase.Happy to share some more ideas...this is off the top of my head.

Just keep shopping around. 

Here is a list of groups that meet in the area.I'd probably suggest dfwreiclub.com---normally Saturday mornings.IMPACT LIVE seems to be a franchise so several groups around. 

You can google the national gypsum association, USG, or UL listing for 1-hour rated assemblies.

Listing in the spring helps.
