Inventory in many parts of Brooklyn is very low.

The market is hot because of population growth and lack of housing inventory. 

Home sales have remained strong throughout the last couple of winters, and the competitive nature of today’s current market (i.e. lack of inventory) suggests this year should be no different.

Rental inventory in this town is low, let alone rentals that allow big dogs.

Depending on your lease and any applicable laws as it relates to security deposits I would consider the following:(1)  Did the tenant complete the Inventory and Condition form upon move out. 

If it seems they do have experience working with investors, I'll explain the criteria I'm looking for and then ask them some very specific questions about their market (average days on market, how many months' inventory, YOY housing values) and then get more specific about narrowing down neighborhoods.

You could look in areas like Fishtown and olde kensington but has already happened and now inventory is extremely limited.

(Anecdotally, I'm seeing this happen now which is why Cape Coral has a two-month's supply of home inventory currently.)

The Springs market is on fire right now with extrenely low inventory and people coming from all over.
