Space savings, does not have to run as much to keep water hot while not in use, so there is some gas / electric savings and they tend to last a little longer than hot water heaters. they are a little more in cost to install. i do not have any in my rental properties but have one in my personal home and i like them. make sure it is sized for the amount of bathrooms and kitchen it is feeding. mine feeds 3 bathrooms and a kitchen and does just fine - brand is Takagi.

The market is hot but that also means it's harder than before to acquire properties.

I know Denver is HOT HOT HOT but this is a project 2 hours to the west in a smaller, but equally hot market.Speculating on 1.4 acres with old farm homes on site but seeking developers opinion.

I wish i could remember the podcast I think it was with Serge but he says in a hot market that to find deals you need to do things that others arent doing.

If the house will sell with out staging because it is a hot area, I don't bother hiring a professional, I will stage lightly like the kitchen cook books, wine classes, plates and silverware at a sit up bar etc., bath with towels, fireplace mantel with my HOME sign, drop a comforter and pillows in the master on the floor and some stuffed animals in the kids rooms.

And yes waiting till day time and NIGHT time temps are back up to acceptable and not TOO hot.
