I like Magnetite or similar DIY with the same magnetic/acrylic technology as it’s a lot more affordable.I’ve done the research so really just wanting some advice on whether it’s worth it or not in terms of additional rent.

I was cash flowing about $700/month and that includes my HELOC interest on the purchase price.Tenant moved out and we're investing around $6K (mostly materials, we're DIY) on new flooring for the living room, total repaint of the interior, and new kitchen cabinets.

We have a good split of skills (him: financial, acquisitions, me: project management, general handiness), and we have the opportunity to work with a coach that we've researched and feel good about, which would include some joint ventures...and the accountability and focus of working with a coach seems like the only way we'd get the ball rolling given that we both work forty hours and are really stretched with our kids.

Depending on the type of loan issued and whether it is insured or not plays a major role in what they are allowed to do.Option 1: Ask the C.U. if they are willing to let you assume the loan, reset the amount and the interest rate as necessary and you start making the payments.Option 2: Ask the C.U. to allow you to put the house on the market and then pay off the loan with the proceeds, you get to keep the rest.Option 3: Find an investor willing to pay off the C.U. and then you Joint Venture to fix it up and sell on the MLS.Option 4: Find an investor to sell the house to "as is".Option 5: Find a Hard Money Lender or other Lender to provide you with financing to pay off the C.U.All of this is assuming you have "Rightful Title", that probate is over if needed and that there aren't other Heirs involved.
