I’m a broker and used a FHA to do my first house hack out south in the city.

I don't have any experience in this, but my thought would be to talk to a commercial broker. 

BUT what loopnet has are contacts of brokers who have MFH deals. 

You should setup calls with investor friendly brokers/agents or find people doing what you want and partner with them while you are overseas.

I'd reach out to local brokers to get a sense of what their off-market inventory is like and devise a strategy based on all your findings.Best of luck to you!

Remodels closer to downtown on older homes have ashpalt-shingle roofs.Just an opinion, but unless you're doing something very custom, try to stick to what the neighborhood does and do not let your personal affinity for materials cloud your judgment on what the masses actually want.
