This analysis strictly based upon income approach.

Maybe bring some leads with you and ask him what he thinks about them, go through an analysis together. 

So I went through Brandon's video and did a 4 square on a property I like local to me.  This is what I come up with and I am wondering what yall think about the property and if it is a viable invertment.

That being said, commercial analysis also incorporates Current Ratio which effectively replaces a reserve analysis.  

Im pretty strong on the deal analysis and renovation side of REI, but green as grass when it comes to financing.

So after 5-6 months of analysis paralysis i finally started driving for dollars found a 2684sqft house valued on property sharks for about $124,000 prop is a multi-family.
