Two Colorado State University students wanting to learn

Hello Bigger Pockets community, my friend and I are finance majors at Colorado State University. We are looking to get into real estate investing. Being college students we don't exactly have any real disposable income after paying fixed expenses. Naturally we have done a lot of research and stumbled across wholesaling. We are very interested in pursuing the wholesaling route to get ourselves started, and eventually be able to use those funds to break into real estate investing. We are looking for local wholesalers or investors with knowledge/experience in wholesaling to help us get started and navigate the legalities involved. If possible we were hoping to possibly shadow someones deal to see the step by step process.

Any help would be greatly appreciated

@Justin Hauck I graduated from CSU as well. Can't wait to go to a game at the new stadium! I actually started my real estate career with the purchase of my first home while I was in school. I had to get my parents to co-sign. I'm not sure if it still exists, but there was an FHA loan program that allowed me to purchase a home using the credit and finances of my parents. I think it was loosely called the "Kiddie Condo Loan". It was a 4 bedroom home and I rented out 3 of the rooms and lived in the last. I was able to cover the mortgage and still have some money left over at the end of the month!

The wholesaling rout is a great way to get started. I would definitely go to some ICOR meetings. Troy Miller runs that club. He would be a good resource to help you guys get started. https://icorockies.com/

I'd be happy to offer you any advice as well. Good Luck!! GO RAMS!
